Parking Lot Paving, Private Roads, Campuses, and HOAs

We build new lots, expand existing areas, and resurface worn pavement. Our team handles base repairs, milling, and overlays, then ties edges back to grade for a smooth transition. For private roads and HOA networks, we set a simple plan that lists fixes by priority so you can budget with confidence.

When parking lot paving is the right move, we map lanes, loading zones, and pedestrian routes before work begins. We verify clearances at dumpsters, docks, and gates. We locate utility covers and valves so they stay accessible. We also check drainage paths and existing structures and adjust grades to move water away from buildings.

On replacement projects, we compare sections that need full depth rebuilds against areas that can be milled and overlaid. This approach keeps cost focused on the problems that matter most while delivering a smooth, durable finish.

Our Commercial Paving Process for Reliable Results

Every site starts with a walkthrough and measurements. We look at base conditions, slopes, traffic patterns, and how water moves through the site. We explain options that range from patch and seal to full rebuild and help you weigh cost against service life.

Once the project type is set, we coordinate to confirm all details such as mix, thickness, and compaction targets. We guide deliveries so hot mix arrives at the right time and temperature for consistent density. We place, strike off, and compact the mat in steady, overlapping passes that control joints and segregation.

Crew leads watch temperatures, roller patterns, and edges so the surface looks clean and wears evenly. Before handoff we sweep, pull cones, and confirm that your team can open the area as planned. This disciplined commercial paving process reduces callbacks and extends the life of the surface. We apply the same commercial asphalt paving standards on small areas as we do on full campus projects.

Phasing and Scheduling That Fit Operations

We phase large lots to keep key areas open and safe. Work can be done in off hours or on weekends when needed. Our crew sets signs and barriers so drivers and pedestrians can move safely. We coordinate with tenants and property managers so deliveries, trash pickup, and service vehicles keep running.

If you have seasonal timing needs, tell us early so we can lock dates. We pave in Southern Maine during spring and in Northern Maine from June through October. That schedule works with weather and helps us staff crews where you need them. We post simple maps for tenants and add reminders on doors before each phase. We will meet onsite with your team so everyone knows the plan.

Excavation, Drainage, Bases, and Long Term Value

Most pavement problems start under the surface. This is why excavation and groundwork is virtually always step one when it comes to quality paving work. We begin with the subbase and how water leaves the site. If water pools, we adjust grades or add drains so the surface can dry. On projects that allow it, we remove weak areas, rebuild the subbase, and compact in lifts. This reduces future cracking and rutting and helps overlay bonds. Good drainage and a strong subbase let the asphalt do its job and carry traffic without deforming.

We then match curb reveals, utility covers, and thresholds to keep access smooth and safe. For heavy traffic sites, we can specify mixes and thicknesses that resist shoving at turn lanes and loading points. When we mill and overlay, we check how the new surface will change door thresholds and curb heights. We also taper at catch basins, match utility rims, and proof roll rebuilt areas to find weak spots before we pave.

Markings and Extras

We can coordinate line striping, wheel stops, and basic signs after the surface cures. On lots that need ADA updates, we follow current layout guidance for stalls, aisles, and routes. If your site needs bollards or speed feedback signs, tell us during scoping so we can plan sleeves or bases before paving.

For customers who want a maintenance plan, we outline patching and seal coating schedules that fit your traffic and climate. Fresh markings help people move with less confusion and fewer near misses, especially at entries and crosswalks.

How soon can we reopen the lot after paving?

Most sites reopen to foot traffic the same day. Light vehicle traffic is often OK the next day. Heavy vehicles may need more time. We will set a simple schedule for your site.

Can you work nights or weekends?

Yes. We can phase work after hours or on weekends to keep key areas open and safe.

Do you coordinate striping and ADA items?

Yes. We can coordinate line striping, wheel stops, and basic signs. We follow current ADA layout guidance for stalls, aisles, and routes.

How do you price a commercial paving job?

Price depends on base repairs, drainage work, mix and thickness, access, and phasing. Your proposal lists scope, sequence, and options so you can choose what fits your budget.

What if drainage or base failures are causing problems?

We inspect grades and sub base first. We adjust slopes, add drains if needed, and rebuild weak areas in lifts. This helps the new surface last longer.

Do you serve my town and when?

We pave in Southern Maine in spring. From June through September we work in Northern Maine, with Houlton as our northern boundary. Ask us to confirm timing for your site.

Send us a simple sketch or a marked up aerial and we will start your estimate. We can also visit the site and measure. Your written estimate will list the scope, the mix and thickness, and the sequence of work. It will note phasing and traffic plans and will show any options that can reduce cost without risking service life.
